Why You Should Be Careful Where You Get Your Real Estate News

There’s no shortage of headlines about the real estate market right now, but not all of them tell the whole story.

Nationally, CREA (Canadian Real Estate Association) revised its 2025 forecast from an expected 8.6% increase in home sales to just 0.02%, basically flat from 2024. And TRREB (Toronto Regional Real Estate Board) reported a 23.3% drop in home sales year-over-year across the Greater Toronto Area, with prices also trending down.

So yes, it’s easy to think the entire market is cooling dramatically.

But here’s the thing: you don’t live inthe Canadian market.You live in Milton, Ontario, or you're thinking of moving to Milton. And Milton, like most micro-markets, is moving to its own rhythm.

So before you make or don't make a move based on a national headline, let’s talk about what’s really happening on your street, with your home, and your goals.

Milton Market Upate for April 2025

Let’s take a closer look at what’s actually happening here in Milton.

In April, homes that sold in Milton moved in just 24 days on average, which sounds fast. But with 578 active listings and 3.1 months of inventory overall, we’re in a balanced market.  Only the best-prepared, well-priced, and properly marketed homes are selling right now.

She’s right to wonder. There’s a noticeable increase in listings in many neighbourhoods across Milton. Milton Housing By The Numbers

Now, let’s talk numbers.

Year-to-date, Milton home sales are down 14.4% compared to this time last year—481 homes sold so far in 2025, versus 562 by the end of April in 2024.

But April itself told a slightly different story. We had 156 homes sell this past month compared to 145 last April, which is about a 7.6% increase year-over-year.

So while activity is still slower overall, there is a little momentum building.

Condos, however, are a different story.

Milton currently has 7.9 months of inventory for condo apartments. There are 95 condos listedbut only 12 sold in April. That means for every 8 condos on the market, just one is selling. And they’re taking longer too, averaging 41 days on the market.

If you're a condo seller right now, strategy matters more than ever. Pricing and presentation are key if you want to stand out.

On the other end of the spectrum, townhomes and semis are the most active segments. With just 2 to 2.5 months of inventory, these properties are moving quickly, especially when well-staged and priced right.

Detached homes are sitting at around 4.2 months of inventory, which puts them on the edge between a balanced and buyer-leaning market.

Are Multiple Offers On Homes Still a Thing?

We recently sold a single-car detached in Milton in just over a week. We had solid interest, steady showings, and ended up with three offers. But here’s what I want to make clear: multiple offers today don’t always mean sky-high bidding wars.

We’re seeing more balanced negotiations, and sometimes even multiple offers that don’t result in a sale, either because expectations aren’t aligned or sellers are holding out for numbers that reflect a different market.

Condos are the slowest moving right now, but townhomes and semis are performing well. Detached homes vary depending on location, condition, and price point.
