Rates Went Up, but Milton Buyers Are Paying Less

On October 28, 2026, the Bank of Canada raised its rate from 2.25% to 2.50%, its first hike since 2023. For Milton buyers, variable payments will rise by roughly $100 a month on a typical home. But prices are softer: September's median was $917,500, down 3.9% from last year.

A rate hike headline can make you want to hit pause on buying. Before you do, look at what's happening in Milton. Prices are lower than a year ago, homes are taking longer to sell, and buyers have more room to negotiate than they've had in years. Here's what the rate hike means for your payment, what September's numbers show, and what I'd do if I were buying or selling in Milton this fall.

What does the October 2026 rate hike mean for Milton buyers?

On October 28, the Bank of Canada raised its rate from 2.25% to 2.50%, its first increase since 2023. Variable-rate payments will rise.

The Bank's rate is what banks use to set their prime rate, which moves variable mortgages and lines of credit. On a typical Milton home at the $917,500 median with 20% down, a quarter-point increase adds roughly $100 a month. Fixed rates follow bond yields instead, and those were already climbing this fall. The Bank said more increases may be needed. Its next decision is December 9.

Here's the part most headlines miss: 2.50% is the same Bank rate Milton buyers had last fall, but the typical home is about $37,500 cheaper. At the same variable rate, that's roughly $150 to $170 a month less than buying the median home last September.

How many homes sold in Milton in September 2026?

118 homes sold in Milton in September 2026, down from 132 a year earlier. It was the second-quietest September since 2018.

Only September 2023 was slower. Across the GTA, sales were down 9% and the average price was down about 5.1% from last year, so Milton is holding up a little better than the region overall.

Why did Milton's average price go up if prices are falling?

More detached homes sold in September, and they cost more. That pulled the average up, even though the typical home sold for less.

Detached homes made up 53% of September's sales, compared with 45% a year ago. When more expensive homes sell, the average rises even if every type of home is cheaper. That's why I watch the median, the middle sale. At $917,500, it's down 3.9% from last September.

What are Milton home prices by property type?

Detached homes had a $1.1 million median, freehold townhouses $789,000 and condo apartments $482,500 in September 2026.

  • Detached: 63 sales, a $1.1 million median (down about 10%) and 95% of asking. This is where buyers are negotiating hardest.
  • Freehold townhouses: 33 sales at a $789,000 median, selling in 28 days at 98% of asking. Still Milton's hottest segment.
  • Condo apartments: 81 listings and only 10 sales, about eight months of supply. Condo buyers have the most choice in town.

If you're a first-time buyer looking at townhouses, be ready to move quickly on a good one. If you're moving up to a detached home, you have more room to negotiate than you've had in years.

How long are homes taking to sell in Milton?

Milton homes took 35 days to sell in September 2026, or 56 days counting relisted homes. Sellers got 96% of asking.

This is the number I'd watch most. It's the slowest-selling September in our records going back to 2018, and the 96% sale-to-list ratio ties 2022 for the lowest. New listings rose 19% from August to 341 as the fall market started, but there are still 18% fewer homes for sale than a year ago. At 3.8 months of inventory, Milton is in balanced territory, leaning toward buyers.

Is it a good time to buy a home in Milton?

If your finances are ready, fall 2026 gives Milton buyers more time, more choice and more negotiating room than they've had in years.

  • Get a rate hold now. It protects you if rates keep rising.
  • Use the median, not the average, when you research prices.
  • Homes listed for 30 days or more usually leave room to negotiate.
  • Be ready to act fast on a well-priced freehold townhouse.

What should Milton sellers do this fall?

Price to the most recent sales, not last spring's. Homes that are priced right and presented well are still selling.

Buyers are comparing everything right now. The homes that sit are the ones priced above the latest sales, and they usually end up with price reductions. A strong pricing plan from day one gets you more than chasing the market down later.
