What is happening in the Milton Real Estate Market for June 2020? In June 2020, we’ve seen the highest number of sales which is at 251. We’ve slowly been seeing an increase since April; when we were shutdown due to Covid. And each month since then, things have started to creep back up. This month’s sale was actually higher than the total tally in 2019 and significantly higher than May 2020 which is 131 sales.

Homes are selling and buyers are out there. In June 2020, we saw an Average Home Price of $833,527.00 across all home types in Milton. That is a dramatic increase as well in the previous months. That was March in 2020 when we reached $840,000 average price. Our year to date average price is $807,000.00 and that represents an 8% increase over prices in 2019. 

Now, what type of property has seen the most gain in the Milton Real Estate Market? The largest increase that we have seen has been the Condo Town Homes with an almost 17% increase over prices in 2019. So if you are in a Condo Town Home right now and you are thinking about selling, now could be the right time. 

The Sale Price to List Price Ratio across all home types, it is sitting about 99% for June 2020. The homes with less negotiating power are definitely Condo Town Homes and Town Homes. Those are sitting at 101% asking price. That means that buyers are paying 1% over the asking price that you will see on average. 

Tips if you are buying or selling a home in the Milton Real Estate Market:

• As a buyer, be prepared. If you do not have a pre-approval in place, do not start looking. You might find yourself disappointed when it comes to placing an offer.

• If you are a seller, do not get caught leaving money on the table. We are on a very strong seller’s market but that doesn’t mean you don’t have to try. You still need to present your home in the best possible light. Staging your home and how it is being marketed will make the difference between how much money you are going to walk away at the end of the day.
